The valuation process: what you get for your report

The valuation process can be a little mystifying for the general public. You may have had the experience of seeing a valuer in action – as they wander around property, clipboard in hand, tape measure at the ready, scribbling down notes and taking photo's.

This is the inspection, but it is only part of the process, it is a lot more involved than that. To give you an indication of just what Kapiti Valuations will do as part of your property valuation, read on…

Starting point

The process begins with your request and instructions for a valuation. Together we will:
  • Agree a time frame to complete the report that meets your needs.
  • Agree the fee for the service depending on the type of property, location and purpose of the valuation.
  • Arrange a time to inspect your property.
Before inspection

Prior to the inspection, your valuer will have:
  • Investigated property details, including Rating Valuation.
  • Obtained a list of recent comparable sales.
  • Obtained a copy of a current Certificate of Title.
  • Consulted the District Plan for zoning details.
  • Investigated any flooding issues.
  • Investigated whether the property lies within the earthquake fault trace.
Inspection of Property

During the inspection, your valuer will undertake:
  • A gross measurement of the house and all outbuilding (s).
  • An external inspection, noting building materials, features, and condition of house.
  • A full site inspection noting landscaping, fencing, paving, outdoor living amenities including decking or paved areas, and outbuildings.
  • A full internal inspection, noting accommodation provided, fixtures and fittings, and internal condition.
  • A photograph of the property.
  • An inspection of relevant recent comparable sales in the locality.
At the office

To complete the process, your valuer will:
  • Determine floor area of the house and outbuilding (s).
  • Analyse comparable sales including vacant land sales.
  • Based upon comparable sales, undertake a valuation assessment.
  • Prepare report, including dictation, typing, proofing, and printing.
  • Report back to client with findings.
  • Email or fax valuation as per instructions received.
  • Post original report (two copies, including colour photographs).
